01 — The licence you buy

One purchase lets you build this house as many times as you want, on as many plots as you want, in any country. You may build it with any architect, builder or contractor you choose, and the licence is yours for good.

02 — What is delivered

Every plan purchase includes two editions of the same house as PDF files: the English imperial edition and the Spanish metric edition. The files are available on the confirmation page right after payment and are also sent to the email used at checkout. Nothing is shipped physically.

• Both editions are always included, never sold separately.
• Files are available immediately after the payment is confirmed.
• Keep the confirmation page or the email: the links can be reopened.

03 — No refunds on downloadable plans

Downloadable plans are digital goods delivered instantly and cannot be returned, so every sale of a plan set is final and non-refundable. Please read the description, the specifications and the edition notes before paying.

• No returns and no refunds once the files have been delivered.
• If a file will not open or a link fails, we replace it at no cost: write to us and it is fixed.
• If a payment went through without the files arriving, the download is restored, not refunded.

04 — Copyright and all rights reserved

The drawings, images, texts and every other element of each house remain the intellectual property of Saint Elfe Chalet Series, with all rights reserved. Buying a plan buys a licence to build that house. It does not transfer the design, the authorship or any other right.

• The design remains ours; the licence to build it is yours.
• Crediting the studio is welcome, never required.
• The plans must not be presented as another studio’s work.

05 — What is not authorised

The licence is personal to the buyer. Reselling, renting, sublicensing, publishing, sharing or redistributing the files — in whole or in part — is not authorised, nor is uploading them to marketplaces, drive folders, groups, template libraries or design catalogues.

• No resale of the plans, printed or digital.
• No sharing of the PDF files with third parties outside your build team.
• No sale of derivative plan sets drawn from our houses.
• No inclusion of the drawings in another product or service.

06 — Changes, your architect and the build

Your architect may adjust dimensions, materials and structural solutions to your plot, your climate and your local code. Those adaptations are made under their professional responsibility. Saint Elfe is not the architect of record unless a bespoke commission says so in writing.

• Adaptations to site and local code are expected and allowed.
• A licensed professional must review structural changes on site.
• Construction supervision is not included in a plan purchase.

07 — Permits, site and liability

Permits, soil studies, topographic surveys and code compliance are the responsibility of the owner and the professionals hired for the build. The plans are a design document, not a guarantee of cost, schedule or site suitability. Our liability is limited to the amount paid for the plans.

08 — Bespoke commissions

A bespoke project is paid in full when the commission opens. The drawing begins once the brief is confirmed with you, and the project is delivered within two weeks of that confirmation. Because the work is made to measure and cannot be resold, no refund is issued once the drawing has started. Changes requested after delivery are quoted separately.
